    The home inspection includes an assessment of the attic, whether there is adequate insulation, and if ventilation is missing or obstructed.

    Doors, Windows, and Interiors

    The home inspection includes an analysis of the interior analyzing the walls, ceilings, and floors. Any indications of water leakage, as well as, proper functioning of the doors and windows.

    The home inspection will include a thorough scan of the home’s cooling and heating systems. When conditions permit, we’ll cooling and heating systems to ensure proper operation.

    Grading and Drainage

    The home inspection includes an assessment of the home’s surrounding grading and slope. Assess whether water damage may have occurred, where water may be collecting, and if adequate drainage is moving water away from the home.

    For attached garages, the home inspection will review whether garage components and doors are adequate for fire prevention. Detached garages are inspected as separate structures and compared to generally accepted building practices.

A Home Inspection Is Visual and Not Destructive

The descriptions and observations in a home inspection report are based on a visual inspection of the structure. We inspect the aspects of the structure that can be viewed without dismantling, damaging, or disfiguring the structure and without moving furniture and interior furnishings. Areas that are concealed, hidden or inaccessible to view are not covered by home inspection. Some systems cannot be tested during this inspection as testing risks damaging the building. For example, overflow drains on bathtubs are generally not tested because if they were found to be leaking, they could damage the finishes below. Our procedures involve non-invasive investigation and non-destructive testing which will limit the scope of a home inspection.
